I have stayed at Broadstone Toscano since October 2019. Generally, this is a nice apartment in a nice location. The office staff are all very cordial and friendly. The maintenance crew is capable and helpful. I do have concerns with certain pests that prohibit me from stepping into my balcony to enjoy the outdoors. A solution is yet to be found.

While installations are good in general, there is a very important flaw in the apartment building: extremely outdated internet installations. It is absurd that I pay $70 for an internet on which in a different apartment complex is equal to around $30 for a similar, potentially more reliable plan. It desperately needs an update and it is an aggregated cost over the usual expenses.

The wood floor is nice. But the bath is disrepaired. And there is a stain on my carpet when I moved in. I which the unit could be better maintained. And the sound insulation performance could be better

I’ve had a good experience overall so far. One disadvantage is that the building fire alarm occasionally goes off at random hours during the night, which can be disruptive. Other than that, I haven’t experienced any major issues. One other concern is that the 4th floor gets extremely hot in the summer & extremely cold in the Winter. Whenever I use the oven to cook, it takes several hours for my unit to cool back down. & when it’s cold the central heat just isn’t enough. As a result, my electricity bill has been unusually high, especially for a two-bedroom unit. Overall, my experience has been positive with management staff but the recurring fire alarms, excessive heat/cold and high electricity costs are areas that I’m not too thrilled about.

This is a really good place to live. Great location, nice amenities. My only complaint so far is that one of the pools needs work, and one of the gates is broken. They're pretty good about fixing things, but you have to follow up.

Broadstone Toscano has very nice apartments. The complex certainly has a lot to offer, and it's in a nice area. I especially like the shuttle to and from the medical Center and some grocery stores. Having said that, if you are unable to make an in person visit, then it is very hard to get an apartment. I moved to Houston from far away, and trying to get an apartment was a nightmare. It is very difficult to get a hold of a real person. Moreover, I felt like they forgot about my case. I started the process of getting an apartment three months before I moved in, and right before my move-in date, they still had not finished what they needed to. Eventually, we got it worked out, but it was way harder than it should've been. I still love my apartment, and I'm glad that I live here. That's saying a lot given how hard the movement process was. I would just strongly encourage anyone who wants to live here to make an in person visit. You will get better, faster, more accurate service.

The amenities are great here at Broadstone. I love the valet trash pickup and the parcel lockers for package delivery. All appliances are updated and maintenance is quick for any issues.

Overall, I have had a positive experience. The location is convenient, the amenities are well maintained, and the covered parking is a valuable feature. I have also found both the leasing office staff and maintenance team to be professional, responsive, and helpful. I do have a few concerns that could improve the experience. The hallways are often dirty and could benefit from more cleaning and lightning. In addition, despite this being a non-smoking community, there is frequently a noticeable smell of weed and cigarette smoke in common areas that sometimes infiltrates the apartment. While management has sent reminders and emails about this issue, the problem has continued. Stronger enforcement of community policies is needed. Safety and delivery logistics are also areas for improvement. Some drivers travel too fast in the parking areas. Although the Amazon Hub lockers are helpful, delivery reliability remains inconsistent.

My experience was cool when I first moved in. After I renewed my lease for year 2 and there was an increase in rent, I was highly upset. I’m not sure why the rent is increasing when nothing new is being added, multiple things are always breaking or broken, the service is terrible in my apartment, there are a lot of dead zones, the fire alarms go off around 1/2am, even when nothing is wrong disturbing my sleep! I am now paying what was paying for a 2br/2ba and I downsized to save money. If this continues, I’ll be forced to not renew for another year.

Maintenance workers and staff are friendly, community is kept clean and tidy, and it's located in a good area. Some of the treadmills in the gym have been broken for months, but other than that when something breaks, it's taken care of in a pretty timely manner.

PDK App was down for multiple days due to an outage. Although we received an email it didn’t help that we couldn’t get in the building. Fobs should be given to all residents since PDK messes up so often.

Something is always broken in the complex, if it isn’t the elevators it’s the Amazon lockers, then it’s the doors, even the opening and exit gates! The hallways remain dirty and the parking on the first floor needs to be able to park every first floor resident! This community needs better upkeep all around.

I really like living here. I am on year 2 here and I have very minimal complaints. Maintenance is very kind and timely, and the office is usually pretty good about answering the phones. I think my only complaints are things that can’t be controlled, like for example I can hear the ceiling fan motors of the person below me every night which I hated getting used to. And the people at the pool always blast loud music. Or the lawn maintenance could be better. Overall a great complex and I will renew my lease again most likely!

The apartment is spacious with lots of storage and free amenities. The staff has been professional, courteous and accommodating. I had an issue with gnats upon move in day and the staff sent an exterminator the same day. I do feel as if management should have offered me at least $50 off rent for the inconvenience. Overall I'm enjoying the apartment and have lots of space for my furniture and belongings.

The apartment itself was great; however, management charged us triple our rent for 2 weeks because we did not give a 2-month notice. We were previously in student housing, where that was not the system, but the management is insisting that 2 medical students pay $3500 for a month of rent.

Please do not live here. I’ve lived for 10 months and have only had things to say about this community. Security systems don’t function, false fire alarms every month at midnight, management never responds, maintenance requests unanswered for days, the list goes on. Apartment amenities are poor and old, not worth the rents they are charging

Too many break ins into vehicles. It would be great to have cameras in the facilities and hallways to see who defecates in the parking lot and who throws trash in the hallways. Also who activates the fire alarms (which has happened 3 times in a year). The front desk and maintenance staff are great, very helpful and respond to the request in a timely manner.

Over this is a good place to live but there are some stuff they could work on. The overflow of trash, pest issues in the garage, hallways and units. For this to be a gated community, the gates get broken a lot and for us to have to use the app or the key fob, a lot of the doors are broken and kept propped open which defeats the purpose of having the safety level.

I would definitely give the customer service & amenities 5 stars! My only concern is the lack of security cameras in the parking garage. This creates opportunities for theft. Many cars have been found with all 4 tires stolen & left on bricks. For the amount of rent charged, residents should not have this issue. I am, however, thankful for the recent improvements to lighting in the garage.

Living at BROADSTONE Toscano has been awesome. The location’s perfect—close to the Medical Center and Hermann Park, so everything I need is nearby. Management is super responsive, handling any maintenance requests fast. The amenities are great too; I love the pool, gym, and community areas. My apartment is modern and spacious, with quality finishes. All in all, it’s a comfortable and convenient place to live.

The apartments themselves and their amenities are great. Unfortunately, it seems the residents are not being good neighbors and are leaving trash everywhere, including the parking deck. This, coupled with the lack of enforcement of quiet hours, prevents me from giving a 5-star review.

So move-in was pretty smooth, did not love I do not have the same stove that sold me in the kitchen and signed my lease. Other than that the property is beautiful. Now I took away a star because I wasn't sold on the fact that the garage is not monitored or protected as someone tried to break into my car only 3 days after I moved in!!!! 0/10 do not recommend that amenity/perk I was locked out of my ignition for 30 minutes to have my car reset out of theft service deferrement mode.

Quite complex in a nice community. Management does try their best to take care of us/address concerns. Maintenance is awesome…within 5 minutes of me leaving an emergency request for my A/C, they knocked on my door.

Absolutely horrible. Y'all are cheap. Everyone pays a $20 monthly amenity fee and a $75 annual fee yet hurricane beryl hit on July 8th and there is still a downed pergola and pole as of September 27th.. and finally got the palm tree cleaned up last week. Your solution for the floating and broken tile on the first floor has been cones for the past 3 weeks. Y'all rob us all of thousands and thousands of dollars monthly yet don't do sh*t for us. Not to mention we started with 5 grills and are down to 2. The list goes on and on.

I have been 🤗 welcomed into my new apartment home with open arms after having a horrible experience living at Weston Medical Apartments.. Here at Toscana Broadstone feels safe to me and especially my daughter. She says mom let's stay for my last for years 3 years of Highschool. Parking is spacious and fare, the mailroom looks like a real post office, and the trash is always picked up on time. I don't hear any noise from anywhere accept for the noise I make when playing with our dog... The management team took their time to meet and greet us and get to know us each a little better before the moving day. Even when my leasing agent was out they all worked as a team to follow up on my application to make the process was easy as possible and being a single parent that is very important in a quality staff that's a team player .

Community and infrastructure is pretty. Safety is a concern as it is frequent to have car break ins and the parking is dirty, seen occasionally with human feces and used tampons. Maintenance staff is amazing, very nice and kind guys.

It’s gotten really ugly over the past year The type of people that move in are not clean or friendly. Parking lot people leave trash even in the hall ways. Car getting broke in , and dents in the doors. Some maintenance people don’t care about their job and leave the issues and some are great and fix the problem. Some people ruin it for others. I loved it 2years ago but now it’s not all that great I do love the pool by the lobby but it doesn’t get cleaned as often as it should being the most used pool. The gym I love. The vending machine got ridiculously expensive I get it inflation or high sales but makes me not want to buy anything anymore. The staff is great and always friendly. I have had an amazing experience with them all. They do go above and beyond getting answers and helping with my needs. I also wish more people would be mindful of where they live and make a good experience for the others. For the price here it’s not really all that great if I’m being honest.

The parts I like are (a) the location; (b) the maintenance; and (c) the friendly management. My least favorite thing is the crappy carpet. The cabinets are also less that ideal. And the water pressure on the fourth floor could be better, especially in the shower. Also, the security systems could be better, with video monitoring throughout the garage and the common areas, including the hallways.

Apartments are located close to supermarket and bus stops and offers a private shuttle service to the TMC. Comes with a bunch of useful amenities like gym, pool and common area. They also have valet trash service and fetch which you cannot opt out off considering Fetch's general reputation. Apartments are nice, fairly sound proof which good fixtures. The staff is incredibly friendly and helpful so any issues get resolved fairly quickly.

The wireless version of pdk has been down for a very long time. I was locked in the pool area because the scanner wouldn’t open the door. The electricity goes out often. The hallways are very dirty and smell like dog. Food deliveries can never find my apartment because there are no signs on the walls. Mail gets stolen out of mailboxes all the time because someone made a copy of the master key and no one has changed the locks. The only good thing here is the maintenance men. They respond quickly and are very helpful.

Yeni was super nice from the time we inquired about potentially leasing here to helping us with all of the paperwork. The entire staff made us feel very welcome and always answered our questions in a timely manner. The coffee machine in the leasing office is a nice touch. Pools are beautiful and gym is well air conditioned. The one downside is that there are roaches (10+ present when we first moved in) but the exterminators did come when requested. Maintenance staff always comes promptly and it is fun to converse with them in Spanish. Great experience, thank you!

My experience so far has been great. The apartments are comfortable, the community is clean and nice, the leasing office is friendly and good to work with regarding questions. Also, the shuttle to the medical center is a great asset as it saves a lot of money in parking!

The head maintenance guy is awesome. He is very nice and so helpful. This property is lucky to have him. The hallways are dirty. Someone needs to be cleaning those daily. The hallways need apartment number directional signage. Food delivery to my door is impossible. And friends can never find their way.

The move in process was less than ideal. Lots of bumbs in the road. Flooring wasn’t updated as promised and apartment wasn’t professionally cleaned. Moving is already stressful and we were just hoping for a better process

Many broken appliances, we are restricted to only one internet provider which is costly. The open air concept probably helps drive up my energy bill, so the cost of rent is at least $300 more per month than what I pay

Great amenities! It gives a nice resort-style luxury of living. I wish some of the apartments had the choice of marble countertops. Staff is super nice.

There is a wide variety of residents here ranging from college students to retired people. The staff is always super helpful and the maintenance team is quick to action.

I have emailed about the problem of pigeons in the fourth floor of the parking lot. But I only get one reply telling me that they cannot be prevented. They didn't reply more and I cannot realize that they are trying to solve the problem for 2 weeks.

The Amenities are great with very nicely maintained common spaces, a well equipped gym and lounge area. Plenty of parking but there have been a few incidence with break ins in the garage and odd smell in some stairwells and elevators.

Noise levels in this complex are extremely high. Able to hear neighbors through the walls and floors at night. The doors are no longer secure.

I love my apartment itself. However, there is not 24 hour maintenance services available, because there short staffed. As well as I’ve had a package stolen and evidence point to a maintenance worker who is no longer with the company, thank God.

Everything was so smooth and clear and even when I needed a change on my date that they couldn’t make they helped me with it. So friendly. Instructions were clear and communication was clear throughout the application process.

Living here has been satisfactory. I have not had any issues with noise. The only complaint I have is about the parking garage. The front gate is often broken due to the drivers living here, and those same drivers are going much too fast inside of the deck, causing unsafe turning conditions.

Great experience so far. It's quiet and convenient. I would say one negative is how the gate gets broken so much but other than that no other complaints its really been great.

So far it’s a nice place to live. Front desk staff is helpful and friendly. The only thing that has been annoying is the lack of directional signs in the corridors. It’s nearly impossible for deliveries to find your door. You always need to go to the front to get them or spend forever on the phone giving directions and that defeats the whole purpose of having something delivered.

Broadstone Toscano is good apartments to live in central area of Houston. Maintenance queries are resolved asap in working hours. Staff is very supportive in every issue at the apartment.

Great location with easy commute to the medical center and NRG stadium for the rodeo. Floorplans are spacious and homey feeling. Close to the gym.

overall for the most part seems to be fairly satisfactory. recently there have been some for frequent occasional fire alarms sort out loud and seems to have been solved quickly.

I like these apartments a lot. In the leasing office they are very kind and the building is very nice. What I miss is a dog park, which is something that a lot of buildings are including now. Either way it is a pet friendly community and pets are very welcomed.

Apartment complex is pretty good. I’ve only had one delivery stolen in my two years, and that’s the worst thing that’s happened besides minor power outages,which is to be expected. They do not have 24hr maintenance. But I’d rather wait for the morning then have untreated worthy maintenance staff working where I live.

Security is a #1 concern. Have bee instances of vandalism and theft from the garage. Entry gates frequently do no work. Would like to see video surveillance added - this technology is relatively cheap at this time.

Overall good community environment (with many great neighbors) and great leasing staff. The downside is the rowdy neighbors in the pool at 2am, and all the bugs.

I love my apartment. And I appreciate how nicely kept the halls and outside are. But I wish i could be more notified when maintenance people are coming. I appreciate them coming quickly after I file a form. But I have to be careful if they come when I’m not home due to my dog.

The apartment is great, any maintenance issues have been handled expeditiously and to my complete satisfaction. The leasing office staff are friendly, however I’m learning that questions or issues seem to be handled with lip-service only. If you receive a reply at all, it is usually “we’ll look into that and get back to you”. I have been trying to reserve a parking spot for which the garage wall placard was destroyed for almost 3 months; how long does it take to reproduce a placard and attach it to the wall? Also, my suggestion to have the hallway doors in the parking garage marked with numbers visible from a vehicle seems to have been completely ignored. Delivery services or guests inevitably drive in circles until you are compelled to walk to the garage since it is impossible to give accurate directions. The Fetch package concierge service works as advertised about 50% of the time at best. After 5 months, I am regretting my decision to reside at this property.
